Not a pre-approval
Outputs are estimates. They are not a pre-approval, pre-qualification, underwriting decision, or offer to lend. No interest rate is locked. No credit is pulled. You agree not to treat a HouseAfford figure as a commitment by any lender, investor, or government agency.
Accuracy
Formulas are described on the methodology page. Markets, taxes, insurance, mortgage-insurance pricing, and program rules change. We do not warrant that a result matches a Loan Estimate, Closing Disclosure, or approval.
Your responsibility
You are responsible for the numbers you enter and for decisions you make about offers, loans, and household budgets. Confirm figures with a licensed lender, tax authority, and insurance agent in the property’s jurisdiction.
Acceptable use
Do not scrape the site in a way that degrades service, impersonate HouseAfford as a lender, or use the trademarked-looking name to originate credit. The calculator code in this repository may be reused under the project license in the README.
Limitation of liability
To the fullest extent allowed by law, HouseAfford and its operators are not liable for indirect, incidental, or consequential damages arising from use of the estimates or articles. The service is provided “as is.”
Governing context
The tool is written for United States purchase-mortgage conventions. If you use it elsewhere, you do so at your own risk.
